To ensure a safe, enjoyable, and well-maintained experience for all guests, Kick It Back Cabins and RV Park has established the following policies. Please review them before making your reservation; by proceeding with your booking, you acknowledge that you have read and agreed to the terms and conditions outlined below:

Check-in: 3:00 PM CST. You will receive your keycode via text by 3:00 PM to the phone number provided at booking. (SMS fees may apply.)
Check-out: 12:00 PM CST. Guests who fail to check out on time may be charged for an additional night, but this does not guarantee an extended stay; prior approval from Kick It Back Cabins and RV Park staff is required.

Age Requirement: Guests must be 18+ to book a reservation. No guests under 18 unless accompanied by an adult. All minors MUST have an adult staying in a cabin with them.
Minimum Stay:
- Cabins #1 & #4: Minimum 2-night stay required.
- Cabins #2 & #3: Minimum 2-night stay required on weekends. If booking 1-night stays during the week (Sun-Thur), it must be booked over the phone: (903) 490-7481
RV Campers: We only allow full-service RVs. We do not have public bathrooms. You must have access to your own bathroom.
Payment Policy:
- A valid credit card is required at booking, even if paying in cash.
- We accept all major credit cards, but do not accept prepaid cards or personal checks.
- Credit card payments are processed by 12:00 PM CST on your arrival date under the name CinAm Proprietors, LLC.
- Cash payments: Must meet with a Kick It Back Cabins staff member before entry.
Right to Refuse Service: We reserve the right to refuse service to anyone who has violated our policies (e.g., prior property damage, harassment of staff, etc.).

Cancellations: Must be made 15+ days before arrival for a full refund. Cancellations made within 14 days will be charged the full rental amount unless rebooked.
No-Show Policy: Guests who do not show up for their reservation will be charged the full rental amount.
No refunds for:
- Non-functioning amenities (TV, DVD player, small appliances).
- External disruptions (power outages, HVAC issues, water or Wi-Fi loss).
- Early departure, inclement weather, or eviction due to rule violations.

Illegal Activity: Unlawful or disruptive behavior is prohibited.
Firearms & Hunting: No firing of guns (including BB guns & paintball guns). Hunting is prohibited without prior approval.
Fireworks: Permitted only on July 1-4 from 10:00 AM - 10:00 PM (11:00 PM on July 4th). Guests are responsible for checking local burn bans HERE before use. Neither Kick it Back Cabins and RV Park nor its staff will be held liable for damages or fines incurred by guests.
ATVs & Dirt Bikes: Permitted on the property.
Noise & Parties: Excessive noise and unapproved parties are prohibited. No guests beyond the registered reservation.
Smoking: Smoking inside cabins is strictly prohibited.
Alcohol & Drugs:
- No alcohol consumption by individuals under 21.
- Illegal drug use is strictly prohibited.
Property Damage: Guests are responsible for any damage to cabins, contents, or grounds.

Pet Fee: $50 per stay. No breed/size restrictions. This is only an additional cleaning fee. Guests are also responsible for any damages caused by pets.
Processing Fee: A 3% processing fee will be added to all card payments.
Online Booking Fee: Campspot charges a 3% fee to book through their online booking system.
One-night stays (Sun-Thur, Cabins #2 & #3 only): $100/night + fees & taxes.
Excessive Cleaning Fee: $350 if required.
Damage Fees: Any damage beyond normal wear will be charged to the guest’s credit card.
